Construction Superintendent

Position Purpose:
Oversee the operations of a construction site, from planning to completion. Duties will vary; however, a superintendent can expect to be responsible for daily scheduling, supervising all activities and tasks, and ensuring the safety and compliance of the site.
Oversee general maintenance when needed on a variety of projects. This would include the following: oversee plumbing, electrical, air-conditioning and heating needs, and tackle remodel projects assigned by management.

Essential Duties & Responsibilities:
Ensure that subcontractor is fully executing and complying with his contracted scope of work. Identify subcontractor non-compliance with safety, health, and environmental quality standards.
Coordinate required inspections with local jurisdictions.
Identify conflicts in construction progress and communicate them to project team for resolution. Implement management techniques that are cost-effective and efficient.
Maintain daily log of activities on the jobsite using BuilderTrend software. Keep detailed records of work performed.
Perform Superintendent duties at multiple job sites, simultaneously.
Ensure subcontractor has corrected all deficiencies identified by you and the project team before payment can be processed.
Perform job progress and completion punch list identification and completion on schedule.
Assist in obtaining permits or approval of revisions.
Take part in weekly, monthly, or quarterly company meetings.
Meet with clients/vendors as needed to help with estimating.
Troubleshoot and fix problems that might arise during a job. Recognize when a job is above their skill level and requires the expertise of a licensed professional.
Opening the jobsite at beginning of the day and securing the jobsite at the end of the day when needed.
Works directly with Purchasing to ensure accurate budgets, and PO’s are being maintained.
Collaborate with clients, Project Manager, Estimator, and other construction management to determine budget and timeline.
Work safely with common hand and power tools.
Knowledge / Skills / Abilities:
Ability to identify deficient work and provide resolution.
Ability to learn new software in order to manage Purchase Orders and Schedules
Communicate using the following tools: telephone, written logs, email, computer, construction software.
Physically lift 5-80 lbs.
Must be able to travel to jobsite(s) as assigned.
Ability to monitoring jobsite general health and safety.

Qualifications / Prior Experience:
High school diploma/GED required
3+ years of verifiable experience through knowledge of trade or equivalent.
Experience in housing, development and multifamily maintenance is preferred.
Ability to read blueprints.
Strong communication skills
Ability to use common hand and power tools.
Ability to stay on task and complete jobs on time.
Proficient use of Spanish is a plus.
Work Environment:
The work performed is conducted both in an office and on jobsite(s).
Must be able to walk, talk, sit, stand, and communicate verbally continuously throughout an 8-hour period.
